Step by Step
Get pre-approved by a lender, we have several we can refer you to if you don’t know one. They will be able to help determine your payments and price range of the house you want to possibly buy.
Finding your home– We will set you up on an automatic search that meets all of your criteria in finding a home so you can start to see what’s on the market. We will also preview homes and areas so we make sure it’s the right fit for you and your family. You can also do an in-depth search on our website at www.croweturner.com
Write a contract– When we find the home of your dreams, we sit down together and go over the comparables for that area or neighborhood. Once we decide what you want to offer, we write it up and present it to the seller’s agent. We usually give sellers 24-48 hours to respond.
Contingent due-diligence/Inspection– Once all parties agree on the purchase price, you usually have a 10 day due diligence period. During that time, you get an inspection on the property to find out all issues upfront. You can also have contractors come in and give you estimates on certain upgrades you want to have done to the property. Once we get the inspection back, within a day or so, we send over an amendment to address concerns stating what we want the seller to fix.
Appraisal- After due diligence is over and all parties agree to move forward with the transaction, we give the lender the go ahead to order the appraisal. This is done by a third party appraisal company.
Final walk through– When the loan is approved and the property appraises for no less than purchase price, we will schedule a walk through the day before or day of closing. We make sure all the items that were in the contract are in the house and the house is in the same condition as when we put the contract on it.
Closing- We go to the closing attorney’s office to sign All the documents. This usually takes around 45 minutes to an hour. After all the paperwork is signed, you get the keys to your new home!!!!
